By accessing, browsing, or using this website, submitting a reservation request, or completing a booking, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions, as well as by the applicable Short-Term Lease Agreement and any policies referenced herein. If you do not agree with these Terms and Conditions, you must refrain from using this website or making a reservation.

1. Relationship to the Short-Term Lease Agreement

All reservations made through this website are governed by a separate Short-Term Lease Agreement between the Guest and International Business Solution LLC, hereinafter referred to as the Lessor. In the event of any conflict between these Terms and Conditions and the Short-Term Lease Agreement, the Short-Term Lease Agreement shall prevail.

2. Eligibility and Accurate Information

You agree to provide accurate, complete, and truthful information when making a reservation, including but not limited to your full legal name, complete physical address, valid contact information, and payment details. Failure to provide accurate information may result in reservation cancellation, denied access to the property, or additional verification requirements.

3. Reservations and Payments

All reservations are subject to availability and confirmation upon successful payment authorization. Full payment is required at the time of booking unless otherwise stated. All payments are processed in United States Dollars using authorized payment methods disclosed during the booking process. A reservation is not confirmed until payment has been successfully processed.

4. Cancellation and Refund Policy

Cancellation terms vary depending on the specific reservation and selected policy at the time of booking. Reservation deposits and no-show reservations are non-refundable unless explicitly stated. Guests are strongly encouraged to purchase the optional cancellation or travel protection plan offered during booking. The Lessor is not responsible for Guest cancellations due to personal circumstances.

5. Property Use and Guest Conduct

Properties are offered exclusively for short-term residential use. Guests agree to comply with maximum occupancy limits, house rules, and community regulations, avoid unauthorized events or commercial activities, and use the property and its equipment responsibly. Violations may result in immediate eviction without refund and additional charges.

6. Prohibited Activities

The following activities are strictly prohibited unless explicitly authorized in writing: smoking in non-smoking properties, unauthorized pets, events or gatherings exceeding approved occupancy, unauthorized access to private or restricted areas, and rearranging furniture without permission.

7. Utilities, Services, and Force Majeure

The Lessor shall not be liable for interruptions or limitations in utilities or services caused by circumstances beyond reasonable control, including acts of God or nature, governmental actions, utility outages, internet service interruptions, weather conditions, or noise from surrounding areas. No refunds or rebates will be issued for such events except where expressly stated in the Short-Term Lease Agreement.

8. Liability Disclaimer

Use of the property, amenities, and any provided equipment is at the Guest’s own risk. The Lessor shall not be responsible for loss, theft, or damage to personal belongings, injury occurring on the premises due to misuse or negligence, or damage resulting from power outages, water interruptions, or equipment malfunction. Guests are encouraged to maintain appropriate personal and travel insurance coverage.

9. Indemnification

Guests agree to indemnify, defend, and hold harmless the Lessor from any claims, damages, losses, liabilities, or expenses arising from the Guest’s use or misuse of the property, violation of these Terms and Conditions, or breach of the Short-Term Lease Agreement.

10. Intellectual Property

All content on this website, including text, images, branding, logos, and layout, is the property of the Lessor or its licensors and may not be reproduced, distributed, or used without prior written consent.

11. Governing Law and Jurisdiction

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the Commonwealth of Puerto Rico. Any disputes arising from the use of this website or reservations made through it shall be subject to the exclusive jurisdiction of the courts of Puerto Rico.

12. Modifications

The Lessor reserves the right to modify or update these Terms and Conditions at any time without prior notice. Continued use of the website after such changes constitutes acceptance of the revised terms.

13. Severability

If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
