Short-Term Lease Agreement

NOTICE: ALL RESERVATIONS MUST INCLUDE YOUR NAME AND FULL ADDRESS FOR PAYMENT PROCESSING.

This Short-Term Lease Agreement (“Agreement”) is entered into between International Business Solution LLC, hereinafter referred to as the “Lessor”, and the traveler, hereinafter referred to as the “Guest”. This Agreement is valid from the Check-In Date to the Check-Out Date selected by the Guest during the booking process. Check-in begins after 3:00 p.m. once housekeeping and maintenance have completed property preparation, and check-out must be completed before 11:00 a.m.

Guests must submit, at least seventy-two (72) hours prior to arrival, the signed agreement and pre-arrival form listing the names of all registered guests included in the reservation. The parties agree to the rental charges specified in the Reservation Quote and the following terms and conditions.

1. Valid Identification

Guest must present a valid United States driver’s license or a valid passport upon arrival to take possession of the property. Keyless properties will be assigned a unique access code per reservation. If physical keys are provided, proper coordination for pick-up and return will be arranged prior to arrival and departure.

2. Rent

The total rental amount is due at the time of reservation prior to occupancy. The Guest acknowledges that rent is the property of the Lessor and is non-refundable once paid, even if the Guest vacates the property prior to the expiration of the rental period or finds the property unsatisfactory for any reason.

3. Security Deposit

When applicable, the security deposit will be returned within ten (10) days after Guest vacates the property, subject to inspection. The Lessor reserves the right to retain the security deposit in whole or in part for damages beyond normal wear and tear, excessive cleaning, missing items, or violations of this Agreement. Penalties may include, but are not limited to, cleaning fees, late check-out fees, unauthorized furniture rearrangement fees, replacement of damaged or missing linens and towels, damage to countertops, or loss of keys or access devices.

4. Payment Methods

All payments under this Agreement shall be made in United States Dollars using authorized payment methods including bank transfers, credit cards, debit cards, or certified checks. Any payment returned for insufficient funds will incur a $100.00 USD service charge. Failure to clear payment may result in denied access to the property or immediate eviction.

5. Maximum Occupancy

The maximum occupancy for the property is stated in the listing description and includes children. Guest agrees not to exceed the maximum occupancy at any time. Exceeding the maximum occupancy may result in denied access to the property or eviction without refund.

6. Additional Guests

Any additional guest not specified in the original reservation will incur an additional charge of $100.00 USD per person per night and must not exceed the maximum occupancy of the property.

7. Smoking

This is a strictly non-smoking property. Failure to comply may result in immediate eviction with no refund of any amounts paid.

8. Pets

Pets are permitted only with prior written approval at the time of booking. Unauthorized pets may result in denied access to the property or immediate eviction without refund.

9. Cancellation and No-Shows

Cancellation policies depend on the terms selected at the time of booking. Reservation deposits are non-refundable if applicable. No-shows are non-refundable and will forfeit 100% of all monies paid.

10. Acts of Nature, Utilities, and Noise

The Lessor shall not be liable for events beyond reasonable control including Acts of God or nature, weather conditions, governmental actions, utility outages, internet interruptions, generator failure, droughts, fires, strikes, or noise from nearby properties or events. No rebates or refunds will be offered except where expressly stated in this Agreement.

11. Right of Entry

The Lessor reserves the right to enter the premises at reasonable times to inspect, protect, repair, or address emergencies. In emergency situations, access may occur without prior notice.

12. Unauthorized Events

Unless explicitly approved in writing, no events, parties, weddings, gatherings, or commercial activities are permitted on the property. Unauthorized events will result in immediate termination of this Agreement and all payments will be non-refundable.

13. Indemnification and Liability

The Guest agrees to indemnify and hold harmless the Lessor from any claims, damages, losses, liabilities, or expenses arising from Guest’s use or misuse of the property. The Lessor is not responsible for loss, theft, or damage to Guest’s personal property during the stay.

14. Governing Law

This Agreement shall be governed by and interpreted in accordance with the laws of the Commonwealth of Puerto Rico. Any disputes shall be resolved exclusively in the courts of Puerto Rico.

Rules of Coexistence

Guests must dispose of all trash in designated areas, keep common areas unobstructed, respect neighbors and noise regulations at all times, use designated parking spaces only, and report any damages or malfunctions within the first twenty-four (24) hours of arrival.

By completing payment, the Guest acknowledges that they have read, understood, and agreed to all terms and conditions of this Short-Term Lease Agreement, which becomes effective immediately upon payment.
